A finished unit that sits waiting for a buyer costs money every week. The bottleneck was never the product — it was that interested buyers had no direct way in. Every question, every viewing, every offer had to pass through someone, which slows a sale down and puts the developer at a distance from his own buyers.
Black Ops built a website with a sales system for the units: each unit presented in full, and a route for buyers to act on it themselves rather than waiting for a call back.

Two units sold through the system in under two weeks — both above asking price.
That last part is the interesting bit. A buyer who can see everything and act immediately competes on the property itself, not on who happened to phone first.
Next projects.
