Selling a new-build coastal project normally means handing it to an estate agent and paying commission on every unit. Alexander wanted to keep both the margin and the control — but that meant he needed everything an agency provides: visibility, a credible sales page, viewings in the diary and follow-up that never drops a lead. The target was clear: 5 units plus 2 parkings sold.
Black Ops built zeedroom.be as an own sales platform: images, video and detail per unit, with a built-in booking system for viewings. We filmed a video tour in which Alexander presents the project himself — the owner-developer as the face of the sale, which lands harder than a classic agency walkthrough. On top of that we ran phased Meta campaigns towards buyers and investors, with automated follow-up within five minutes via WhatsApp and email.

Across three phased campaigns the project reached over one million impressions and drove more than 40,000 landing page views to zeedroom.be at an average of €0.07 per view, on roughly €2,750 in ad spend. Click-through rates ran between 4.5% and 6.5% — several times the norm for real estate — and the sales trajectory was completed within the planned window.
This project shows what happens when a developer stops renting his own audience from a middleman. Own platform, own face, own data: the margin that used to leave as commission stays in the business, and every lead that comes in is followed up in minutes instead of days.
Next projects.
